A Utah developer is planning two complexes near West Congress Street, west of Interstate 10, with more than 140 units.

As proposed, one complex at 701 W. Congress will be three stories tall with 77 units and 1- and 2-bedroom models.

The units would range in size from 312 square feet to 858 square feet, plans filed with the city show.

The second nearby complex, at 115 S. Linda Ave., will be 66 units in studio and 1-bedroom models in the four-story building. Units in that complex would range in size from 312 to 448 square feet, city records show.

“We are very excited about the projects in ÃÛèÖÖ±²¥,â€� said Steve Ruf, with , based in Lindon, Utah. “They are designed to be affordable to anyone but are very nice with all units having a full-size washer and dryer and stainless appliances.â€�

Rental rates will be determined once a project is nearing completion.

Last month, the city approved a demolition permit of Rudy’s Automotive Center, which currently sits on the Congress Street location.

Kameron Norwood, a commercial broker with Picor, helped negotiate the transaction and said he met the developers when he listed the automotive shop.

He said it’s the first local project for Oz Development, which has the project featured on its website.

The units are smaller than what other developers are building in the downtown area, but demand for housing in the area is strong.

“That is one of the more expensive areas in town because of Caterpillar,� Norwood said of the company’s surface mining division being located at 875 W. Cushing St, south of the new projects.

“There is a ton of upper-middle class income support they’re going to get, and it’s walkable too,� he said. “It’s hard to find areas that are walkable, where you can come downstairs from your apartment and there’s coffee, tea and something to eat.�

No date has been set for either the demolition or subsequent construction.
