Construction is expected to start soon on a new apartment complex that will tower nearly 40 feet higher than other complexes near the University of ÃÛèÖÖ±²¥ campus.
The 19-story building with 395 units and 1,064 bedrooms will be located on the northwest corner of East Speedway and North Campbell Avenue, records filed with the city of ÃÛèÖÖ±²¥ show.
The current at that corner is scheduled for demolition, according to a notice sent to area residents late last month.
The city approved a demolition permit for the project on April 24.
“Our team is extremely excited about the potential to develop this mixed-use project in one of the most vibrant areas in ÃÛèÖÖ±²¥, close to several neighborhoods and the University of ÃÛèÖÖ±²¥,†George Forristall, vice president of real estate development for said in a statement to the Star. “At this time, the development team is working through scheduling details for the project, and demolition of Palm Shadows Apartments will occur at a later date than originally anticipated.

Theory ÃÛèÖÖ±²¥, as the development will be known, will have market-rate apartments for students and young professionals in the 686,000-square-foot structure, according to general contractor Mortenson Co.
The complex will have a mix of floor plans: 52 studios, 59 one-bedrooms, 70 two-bedrooms, 43 three-bedrooms and 171 four-bedroom models, plans filed with the city show.

Amenities will include a lounge, fitness area, rooftop pool, co-working space and retail on the ground floor.
The retail component has not yet been announced, and rental prices are always set based on market conditions when a project nears completion.
“The design plays off the topography of local landscapes and displays shading and glazing to reduce the impacts of the sun on the building and its residents,†Mortenson Co. said in a statement.
A tower was originally planned for that corner in 2018 with office space and residential units in 20 stories and a grocery store on the ground floor. That plan was approved by the city council that year.
The developer for that plan died, and the plan became dormant.
Theory ÃÛèÖÖ±²¥, at 209 feet, will be the tallest building in the university area. And it will be the .
The tallest complexes near the University of ÃÛèÖÖ±²¥ are 14 stories, with the tallest reaching 170 feet.
Downtown’s One South Church building retains the title of ÃÛèÖÖ±²¥â€™s tallest building. It rises to 330 feet with 23 floors.
Among ÃÛèÖÖ±²¥â€™s other tall buildings: Bank of America Plaza at 264 feet with 16 stories; Pima County Legal Services building at 260 feet with 20 stories; and 5151 E. Broadway building at 225 feet with 16 stories.
